PROPERTY MANAGER

Job Responsibilities
The activities listed below are not all inclusive. However, they are indicative of the type of activities normally performed.
- Develop and maintain excellent owner and tenant relations.
- Perform routine site inspections and maintain property grounds and common areas.
- Negotiate lease renewals and generate documents in accordance with internal policies.
- Prepare and oversee operating budgets for properties.
- Review and summarize monthly financial reports to identify variances and recommend improvements.
- Control costs through vendor contracts and approve invoices within budget.
- Supervise and implement preventive maintenance systems, fire/life safety, environmental management, and energy management programs.
- Prepare emergency books regarding life safety issues and building operations.
- Coordinate projects, including capital improvements, tenant improvements, and construction projects.
- Work with leasing agents by providing information and bidding as requested.
- Handle tenant collections, including default/legal action with owner permission.
- Participate in “on call” duties with other portfolio managers.
- Perform additional duties as assigned.
What You Bring
- Bachelor’s degree in business administration, real estate, or related field (preferred).
- 3-5 years of commercial property management or real estate experience.
- Real Estate License, CPM, RPA, or similar certification (preferred).
- Strong knowledge of commercial real estate operations, lease agreements, and property regulations.
- Proficient in Microsoft Office Suite; experience with property management software (MRI, Yardi) preferred.
- Skilled in budgeting, financial reporting, and managing operating expenses.
- Excellent communication, negotiation, and interpersonal skills.
- Strong organizational and problem-solving abilities.
- Ability to multitask and work in a fast-paced environment.
- Valid driver’s license

PROJECT MANAGER INTERN

Our Property Management division manages nearly nine million square feet of office, retail and industrial. Project Management was added to the business in 2019 and continues to grow. Position Summary
The Project Management Intern will work closely with our Director of Project Management to gain hands-on experience in commercial real estate project management. This internship provides exposure to a variety of projects, including tenant improvements, capital improvements, relocations, renovations, and other initiatives across our managed and brokerage portfolios.
The intern will assist with project coordination, documentation, communication, and administrative support while learning how commercial real estate projects move from planning through completion.
Key Responsibilities
- Assist with coordinating project activities, schedules, and timelines
- Attend project meetings and help document meeting notes, action items, and project updates
- Support communication between owners, tenants, contractors, vendors, architects, engineers, and internal team members
- Assist with gathering project information, bids, proposals, and supporting documentation
- Help track project progress, budgets, invoices, and project records
- Conduct research related to vendors, products, materials, and project requirements
- Assist with move coordination, space planning, and project closeout activities
- Maintain organized project files and documentation using internal systems and software
- Participate in site visits and gain exposure to active construction and renovation projects
- Provide general support to the Project Management team as needed
Qualifications & Experience
- Currently pursuing a degree in Construction Management, Engineering, Architecture, Real Estate, Business, Project Management, or a related field
- Strong organizational skills and attention to detail
- Excellent verbal and written communication skills
- Proficiency in Microsoft Office, including Excel, Word, and Outlook
- Ability to manage multiple tasks and meet deadlines
- Eagerness to learn and contribute in a professional environment
- Interest in commercial real estate, construction, or project management

MARKETING INTERN

Our team is looking for a Marketing Intern to support and learn alongside our marketing team, including our Marketing Coordinator and Marketing Manager. Investors Realty, Inc. is an established, long-standing brokerage and property management company providing commercial real estate services in Omaha and the Midwest. Founded in 1975, the company currently manages over 8,000,000 square feet of office, industrial, and commercial space.
This internship is designed to provide hands-on experience across a variety of marketing functions in a fast-paced, team-oriented environment. The right candidate will have the opportunity to build practical skills and gain exposure to commercial real estate marketing, with the potential for growth into a full-time Marketing Assistant role.

JOB RESPONSIBILITIES
- Assist with researching and identifying prospective leads for our sales and management teams
- Assist with the development and execution of social media campaigns, including content creation, scheduling, and performance tracking, as well as exposure to paid campaigns
- Help gather and input data into our internal comparable sales database
- Assist with maintaining brand consistency across marketing materials
- Support the planning and coordination of events and marketing campaigns, both digital, and traditional
- Provide general marketing and administrative support as needed
- Any other duties as assigned.
WHAT YOU BRING
- Pursuing or recently completed a degree in Marketing, Business, or a related field
- Strong organizational, time management, proofreading, and attention to detail skills
- Excellent written and verbal communication skills
- Interest in marketing, with a willingness to learn new tools and platforms
- Basic familiarity with Microsoft Office and social media platforms; exposure to Adobe Suite or SEO is a plus, but not required

MAINTENANCE TECHNICIAN

Investors Realty, Inc. is looking for qualified candidates to consider for the position of Maintenance Technician. The successful candidate will be responsible for general maintenance of commercial properties. On rare occasions, this person may need to respond to after-hours calls.
Qualified applicants will possess, at minimum, basic plumbing and electrical skills and the ability to recognize potential service issues and communicate these to the Property Managers. Physically, applicant must be able to lift and carry at least 50 lbs. and have the ability to climb a ladder.
High school diploma or GED required. Advanced degrees/certifications preferred. Applicants must have a dependable vehicle, valid driver’s license and current insurance. 3+ years of experience preferred.
If you enjoy trouble-shooting, making repairs, a variety of tasks and can provide great customer service, this is the job for you!
