A 65-acre site near 13th and Locust Streets in North Omaha is now set for a major transformation, one seven years in the making.

It was 2019 when Tom Egan of Parkway Properties identified an investment opportunity in the 65-acre parcel. Working with Investors Realty, Egan conducted due diligence on the site, which was owned by Virgil Andersen and used for decades as a dumping ground for demolished buildings. Some of the debris on site was from the historic Jobber’s Canyon demolition! Clean up of the concrete and brick rubble is now complete.

During the cleanup process, a portion of the site was leased, and the City of Omaha began planning a new roadway to create an alternative truck route connecting North Downtown Omaha to Highway 75. The proposed route would move commercial truck traffic away from the Builders District, Creighton University, and nearby North Downtown (NODO) neighborhoods, making those areas safer and more walkable.

Now the property is owned by the Omaha Economic Development Corporation, which plans to redevelop the site to attract jobs and catalyze investment in North Omaha.
